The AI operating system for real estate developers

Sell out faster.

One system for the whole path — from first enquiry to final handover.

In development. Working with a small number of developers before we open it up.

What you're running today

Five tools. None of them talk to each other.

Each one was added to solve a real problem. None of them was chosen to work with the others — so the unit sits, and the capital behind it keeps accruing interest.

Excel
Unit inventory
One person owns the file. Everyone else works from a version that's a day old.
SAP / Tally
Accounting and collections
Correct, complete, and three weeks behind what actually happened on site.
WhatsApp
Site visits, follow-ups, approvals
The real system of record. Undiscoverable, unauditable, gone when someone leaves.
Portals
Enquiry generation
You pay for every enquiry, then re-key each one into a spreadsheet by hand.
Drive folders
Agreements, receipts, approvals
Findable by whoever named the file. Nobody else.

Each one works. What happens between two of them belongs to nobody.

Which is why a unit rarely stalls inside a stage. It stalls in the handoff — and there are five of them on the way from enquiry to possession.

The lifecycle

Six stages, five handoffs, one path.

This is the spine of a residential project. Land, commercial and auction work run their own variants, but the shape holds.

Scroll to walk the path — each stage, then the handoff into the next. The page carries on afterwards.

      What it does

Three things, across every stage and every handoff.

      01

      Units clear each stage faster

Enquiries answered in minutes, visits confirmed and reminded, bookings captured at the point of sale, demand letters generated the day a milestone completes. A unit that clears every stage on time is capital back in the business sooner.

      02

      Nothing falls between stages

Every enquiry, unit, document and instalment has a state, an owner and a clock — across the whole path, not inside one tool. When something stops moving, it says so before the buyer calls to ask.

      03

Every decision comes with a recommendation

Not a dashboard you have to interpret. Which units to hold and which to release, which buyers to chase first, which collections are about to slip — with the reasoning attached.

      Where we actually are

Being straight about this: there's no product to show yet.

We're building it now, with a small number of developers who are helping shape what gets built first. No demo, no screenshots, no pilot logos on this page — because none of that would be true today.

What we do have is a clear view of the problem and a specific plan. If that's worth a conversation, the waitlist is the way in.

      Waitlist

Early access, and a say in what gets built.

We'll write when there's something worth showing. No newsletter, no drip sequence.

You're on the list. We'll be in touch when there's something real to show.

We'll only use this to contact you about Gruhai.
